Commercial property investor IP Generation is looking to bankroll its recent $300 million off-market takeover of Craigieburn Central.

Craigieburn Central is 30km from Melbourne CBD and has stores with an annual turnover of $2.7 billion. The mall generates $371.6 million in moving annual turnover.

It has approximately 203,713 people in its catchment area and receives 6.2 million visits a year. It’s occupancy rate is 98.7 per cent.

According to AFR, a nine-page flyer mailed to potential investors notes the mall will be held as a single-asset unit trust, at a 50 per cent initial loan-to-value ratio, and investors can expect an 8 per cent annualised yield, over five years, or 13 per cent to 15 per cent on an internal rate of return basis.

IP Generation will issue an information memorandum on March 21, with further details.
